Variance from BCZR, Section 259.3.C.2.a to permit a front yard setback of 89 ft. in lieu of the maximum setback of 40 ft. BCZR, Section 259.3.C.1.a to permit a total gross floor area of 8,895 sq. ft., in lieu of the maximum 8,800 sq. ft. If necessary, a variance from BCZR, Section 409.6 to permit 51 parking spaces in lieu of the required 84 spaces.
